Lancaster County Charges Former Caretaker With Sexually Assaulting Personal Care Home Residents

silver handcuffs on dark tableThe Lancaster County District Attorney’s Office has charged a 68-year-old former caretaker with more than 600 counts of sexual assault. He has been charged with sexually assaulting residents of Faith Friendship Villa between 2007 and 2022. Faith Friendship Villa caters to those with mental illnesses and disabilities.

The former caretaker, James Zook, was first arrested in November 2022 for indecent assault and institutional sexual assault. This led to an investigation that resulted in more sexual assault charges. The district attorney’s office is alleging Zook sexually assaulted a resident once or twice a week between late 2020 or early 2021 and August 2022.

More charges were filed on January 31 as more victims came forward and made allegations against Zook. The Lancaster County Children’s Alliance Center interviewed all the alleged victims.

Zook is facing 329 counts of institutional sexual assault and 333 counts of indecent assault. There is also a charge of disorderly conduct.

In one of the criminal complaints, a male resident said Zook groped his buttocks many times. Other alleged victims say Zook groped, hugged or kissed them. Another male resident says Zook touched him inappropriately under his clothing for years.

An employee told police Zook bought a pornographic movie at the request of a resident and Zook wanted to watch the video with him. While watching the video, it is alleged Zook made inappropriate comments.
